Verify before paying a reservation amount
Off-plan property can provide phased payments and access to new supply, but it is a contract and execution-risk decision as much as a market decision. Identify the legal developer, registered project, broker and exact unit before transferring money. Use Dubai Land Department services to check project and broker information, and confirm that payment instructions match the contractual and escrow arrangements.
Do not rely on a logo, event badge, forwarded bank detail or sales message as proof. If the person receiving money, the account name or the described project does not reconcile with the written record, stop and resolve the mismatch.
Match every document
The reservation form, sale agreement, floor plan, payment schedule and marketing material should describe the same unit, area, use, price, parking, inclusions and completion basis. Record any item that is illustrative rather than contractual.
Obtain qualified legal review of cancellation, default, delay, variation, assignment, charges, dispute and handover terms. A summary from a salesperson is not a substitute for the signed agreement.
Test the payment plan
Map every instalment, registration charge and expected completion payment against the buyer’s available funds. Include financing uncertainty, currency movement and the possibility of a different construction or handover timetable.
A plan that feels affordable because payments are spread out may still create a concentrated obligation near completion. Model the full cash exposure and a delay or income interruption before committing.
Evaluate the completed asset
Compare the proposed unit with completed alternatives and future supply expected near handover. Assess usable layout, view protection, access, service-charge expectations, management plan, rental audience and resale competition. Renderings should support understanding, not replace specification or inspection.
Separate possibility from promise
Early resale, projected rent, capital growth, residence eligibility and mortgage availability are conditional outcomes. Confirm transfer restrictions and fees in writing. Treat return and valuation as scenarios, and confirm residence rules independently with the competent authority.
Keep a decision file
The final file should contain authority checks, payment evidence, signed documents, correspondence, assumptions, professional reviews and a record of unresolved conditions.
