Golden Residency has several categories, and the duration, evidence and application channel can differ by category and competent authority. A property value alone does not guarantee approval.

Dubai Land Department currently describes a renewable 10-year property-investor service for property purchased at AED 2 million or more. Title, valuation, mortgage, identity, residence and family evidence may still be required, and the authority's current decision controls.
