Confirm the service before choosing the property
Property ownership may support a long-term residence application when the current conditions of the competent authority are met. It does not mean that every purchase, valuation, mortgage, ownership share or payment plan qualifies.
Official UAE and Dubai pages can be revised at different times and may describe duration, financing or supporting documents differently. For that reason, this guide does not state a fixed residence duration as a universal fact. Check the current GDRFA Dubai service and the applicable land-department evidence on the date of application, and obtain written case-specific confirmation where the treatment matters.
Build two independent cases
The property case should establish price, title or project status, seller or developer, contract, costs, condition, rental assumptions and exit risk. The residence case should establish the applicant, qualifying category, official property evidence, ownership share, financing treatment and required personal documents.
A suitable residence file cannot make an unsuitable property a good investment. A sound property does not guarantee an immigration decision.
Verify value and ownership
Use the certificate or statement accepted by the responsible authority, not asking price or a private sales estimate. Where multiple properties, joint ownership or finance is involved, confirm how the authority currently treats the applicant’s share and encumbrance. Retain title, valuation, finance and payment evidence.
Prepare the applicant file
Use the current service card to prepare passport, photograph, property evidence and any additional financial, insurance, family or status documents requested for that case. Names and dates must match across records. Foreign family documents may need the applicable attestation and translation route.
Avoid guaranteed language
No broker, developer or adviser can guarantee authority approval. Fees, duration, conditions and service channels can change.
